BAY DEVELOPMENTS

REAL ESTATE CORNER

Here’s what happened in August in Tampa Bay
Hillsborough County
•Median price: $419.9k (−0.8%) •Inventory: 3.9 months (−4.9%)
Prices are holding steady while inventory tightens slightly. Buyers get a stable value baseline, but homes that miss the first wave of interest are where the real negotiating room is.

Pinellas County
•Median price: $465k (+6.9%) •Inventory: 3.5 months (−20.5%)
Inventory dropped sharply and homes are moving fast, so strong listings require quick decisions. Stale listings still leave room to negotiate repairs or credits.

Pasco County
•Median price: $383.7k (−0.1%) •Inventory: 4.3 months (+4.9%)
Supply is loosening a bit, giving buyers more to compare and a little more leverage. Slightly longer time-to-contract means sellers may be more flexible on terms.
